Real Estate Sector Attracts USD 154.7 mn in PE Investments in H1 2026, 3 Times

Chennai, 26 June 2026: Chennai recorded a strong
resurgence in Private Equity (PE) investment during H1 2026, attracting USD
154.7 mn in capital inflows, more than three times compared to H1 2025
which recorded USD 50 mn of investments. The city also emerged as a key office
investment destination accounting for 15.5% of the total USD 997.8 mn private
equity investments deployed in the office segment across major Indian cities
during the period. The three-fold increase represents a robust 209.4% YoY
growth, making Chennai as one of the fastest-growing real estate investment
destinations among India's major property markets during the period as per
Knight Frank India’s latest report, Trends in Private Equity Investment in
India: H1 2026.

The city emerged as the third-largest recipient
of institutional real estate investments in India, accounting for
approximately 13.7% of the total USD 1.13 billion invested across the country
during H1 2026. Only Delhi-NCR and Pune attracted higher investment
volumes, with inflows of USD 411.1 mn and USD 355.9 mn respectively. Chennai
outperformed several traditionally dominant markets, attracting nearly 34% more
institutional capital than Bengaluru and almost twice the investment volume
recorded in Mumbai.
