Proximity to expressway and IT-corridor has helped in boosting the real estate market in and around Perungudi, Chennai

The locality offers a number of housing options. With factors like well-built social infrastructure, proximity to IT companies and seamless connectivity, Perungudi comes across as an ideal destination for an end-user.

The Rajiv Gandhi IT Expressway, popularly known as the 'IT corridor' is home to many ITITES companies. Perungudi along with localities such as Adyar, Thiruvanmiyur, Palavakkam, Kottivakkam & Thuraipakkamform part of this 'IT corridor'.

“Not only a high supply of rental properties, are the rental values too, comparatively affordable as compared to the neighbouring areas,“ says Hari V of Bhoomi Estates, a broker firm. Rental values in the area start from Rs. 8,000 per month for a 500 to 600 squrare feet apartment while 3 BHK units having 1,500 to 1,600 square feet covered area are leased for Rs. 25,000 per month.

Rental values in Thiruvanmiyur, situated about 3 km from Perungudi, range from Rs. 10,000 to Rs. 85,000 per month for residential units having 600 to 2000 square feet covered area.

Rental property in Palvakkam, situated about 2 km is available for Rs. 12,000 to Rs. 50,000 per month.

Adyar, situated about 4 km from the area is also expensive. Rental values here start from Rs. 8,000 per month and go upto Rs. 1.3 lakh for residential units having 350 to 4,000 square feet covered area. “Migrant population working in the IT and software companies is dominant in the locality,“ says Gopi Subramanian of RR Realties, a broker firm.

The reason behind lower rental values is that despite significant growth in both residential and commercial sectors, the area is still struggling with poor infrastructure.The region has gained importance only because of its location along the IT Highway but it needs to sustain this demand and the rising population.


Currently, the area lacks basic civic amenities such as waste and drainage system, piped potable water and internal roads. However, tenants have the option to live in gated communities which have sprung up in the area and offer amenities such as water storage, power back-up and security.

Also, having your own vehicle can be beneficial as the local transport, other than the Metropolitan Transport Corporation (MTC) services, is not frequent.
