Real Estate Sector Issues: CREDAI Meets Central Ministers

CREDAI Delegation meets Ministers from Central Government to discuss the issues concerning the Real Estate Sector

 A delegation of The Confederation of Real Estate Developers’ Associations of India (CREDAI) the apex body for private real estate developers in India, met 3 Union Cabinet ministers on 30th June to put forward the representation for Housing Industry in India before the budget.

The Honorable Civil Aviation Minister Shri Ashok Gajapathi Raju was briefed about the excess time being taken for the Civil Aviation clearance from AAI. Special reference was laid to the fact that no clearance has been given in the city of Bangalore in the past 20 months. Also it was pointed out that receiving height clearance takes at least 20 months in Mumbai. Mr. C Shekar Reddy National President CREDAI , brought to the notice of the Hon’ble minister that to avoid delay in the issue civil aviation NOC for individual projects, the ministry of civil aviation should ear mark permissible heights of the projects on the master plan/ regional plan of the respective cities.

The delegation also informed the Honorable Minister that though a modern Airport was built by HAL at Nashik, the airlines operators have not come forward to operate in this segment and hence requested the Honorable Minister to help make the Airport fully operational, which will help the development of the city and also  help lots of devotees visiting the nearby Shirdi Temple. The delegation requested the Honorable Minister to hasten the completion of the Airport at Kolhapur also as several Airline Operators are keen to commence the flight operations in this sector.

Shri Ashok Gajapathi Raju Honorable Civil Aviation Minister assured the delegation that all administrative bottlenecks in getting clearances will be removed and that stress will be laid to the transparent, speedier and time bound delivery mechanism with no human intervention. He also assured that he will look into the possibility of making the airports at Nashik and Kolhapur operational.

CREDAI delegation led by Shr C Shekar Reddy met Shri P Ashok Gajapati Raju, Union Minister - Civil Aviation.

Mr. Shekar Reddy, President CREDAI National brought the attention of Union Minister for Environment & Forest Mr. Prakash Jawdekar to the major difficulty of Housing Industry as his ministry takes a minimum of 2 years to issue environment NOC to projects above 20000 square meters. Mr. C. Shekar Reddy explained that this matter can be resolved if instead of single projects, an environment clearance can be issued to the notified to the  Masterplan or the regional plan of the respective city. The honorable Union Environment minister Mr Prakash Jawadekar assured full support to CREDAI and informed that he will favorably expedite the matters so that the issue is resolved at the earliest.

CREDAI delegation then met Shri Venkaiah Naidu the Honorable union UD Minister and explained that the UD ministry will co-ordinate with the Finance Ministry so that the common man can avail housing at lower cost. For this purpose Mr. C.Shekar Reddy requested that Service Tax on housing be removed, interest subvention scheme to be brought for home buyers and housing Industry be given status at par with Infrastructure Industry so that loans can be availed as the priority sector at lowest interest rates. 

The Honorable UD Minister Mr. Venkaiah Naidu assured the delegation that he shall discuss the issues with the Union Finance Minister and shall help the Housing Industry on the issues, however he indicated that the implementation of some of the issues would take some time and shall be addressed after the Budget session only. He also informed the delegation from CREDAI that he is calling a meeting of the state UD ministers to the issues related to the real estate sector, particularly affordable housing and steps to be taken to achieve the goal of pucca housing for all by 2022.

Mr. C. Shekar Reddy stated, “There is a new vibrancy in the Modi Government at the Centre. All 3 cabinet ministers were extremely positive towards the growth of the country as well as the Housing Industry. We are very hopeful that this Budget will give a very big boost to the Industry so that we will be able to provide affordable housing to the common citizens of India.”
