Flats priced much lower than comparable ones in South Chennai and increasing infrastructural development in the region like the Metro Rail Project are factors encouraging people from outside North Chennai to buy into projects as investments.Now a days majority of builders and promoters move to North Chennai. Encouraged by this demand, big players such as Emaar MGF are leaving their footprints in the area. Its project Esplanade in Tondiarpet offers 536 upscale flats.

Given the prices of flats in the region and its proximity to the city, Tondiarpet is just 5 km from Parry’s, and Royapuram just 2 km away many in South Chennai will eventually move North.
